Taylor Herrick Recruitment is proud to be working on this new Strategic Land and Planning Manager with a growing Strategic Land business. This land promotion company is privately owned and has a proven track record in the delivery of strategic land, throughout Scotland & England.

Established for ten years’, they are passionate about what they do and provide a personal and professional approach to the land owners they work with, to deliver the maximum value from every site they promote.

This exciting opportunity has now arisen due to growth, primarily covering the Midlands, but could involve part of the South East as required.

Job Purpose:
Reporting directly to the Owner and the Regional Manager, your role will include the identification and securing of new strategic land opportunities, alongside managing the planning promotion of existing and new portfolio sites.

Scope:
To ensure a range of new sites are identified and secured to sustain and expand the existing portfolio. Manage and deliver the existing portfolio of sites, through achieving planning consent and deliver sites to the market for sale.

The Person
A proven track record in acquiring and promoting strategic land is essential (4+ years), with excellent negotiation and communication skills. The successful candidate should be self-motivated, show initiative and resourcefulness.

Key Responsibilities:


Management of the Portfolio
• Responsible for effectively managing the company’s strategic land portfolio to ensure best practices are followed, costs are controlled, maximises revenue generation and contribution to the company’s operating profit and increases the value added to the company.
• Set planning promotional strategies for those sites secured and manage the implementation of those strategies, through the consultant team instructed.
• Appraise and comment on all documentation produced by the consultants appointed.
• Draft and agree the promotional budgets for each site.

Site Acquisition
• Identify those locations where opportunities exist or will exist to secure strategic land, which can be successfully promoted through the planning system and sold on the open market.
• Produce and set land search strategies and manage their implementation.
• Undertake/instruct Planning Appraisals of all potential development sites.
• Produce and negotiate HoT’s relating to promotion agreements, freehold purchases and land sales.
• Instruct and manage solicitors in the drafting and negotiation of legal contracts and planning agreements.
• Establish and maintain a wide range of contacts which will provide new land opportunities.
• Provide robust financial viabilities to quantify and maximise the returns from each site/project.


Other Specific Requirements

• Produce the required reports to the Owners/Directors, management of each site/project and related budgets.
• Ensure appropriate authority is obtained for land acquisition, appointment of land agents, consultants and agreed fees. Liaise with solicitors to ensure correct land acquisition and promotion procedures are followed.
• Ensure an up to date and efficient database is maintained to assist in the implementation of current and future land and land promotion policies in the company.
• Review and comment on emerging planning policy at local and national level.
• Excellent negotiation and communication skills, both oral and written.
• A confident and professional networker.
• Able to work on own initiative, with drive to secure new opportunities and take ownership of projects.
• An innovative thinker, with drive to seek out and pursue potential development opportunities.
• Sound geographical knowledge of the area.
• Ideally qualified to degree standard in planning or property, with RICS or RTPI professional qualification.
• Full clean driving licence.
