I am currently working on a unique Strategic Land opportunity that has arisen due to continued growth within this progressive business. The Group as a whole have been operating for almost 100 years however, the Strategic Land company was developed just under 10 years ago. With their land bank currently consisting of sites within the South and South West regions, they are looking to grow this into the Oxford/Cambridge corridor; Bedfordshire, Buckinghamshire, Oxfordshire and parts of Northamptonshire. Establishing these locations will help deliver increased profits to the group through the strategic land team whilst continuing with the stream of new sites for potential opportunities driven by the ‘Homes’ division.
This highly-sought after role will give you the opportunity to work across the Strategic Land team; influencing strategic direction and monitoring the viability of sites. You will be required to secure a minimum of two opportunities per annum for the Business Unit to ensure development through the planning system. The land needs to be viable with the ability to achieve planning permission and disposal within financial limitations of 5 years.
The successful professional will have the chance to implement and asses appropriate strategies whilst identifying and agreeing sites to maximise returns and reduce risk. The successful candidate will be working closely with the Head of Strategic Land to prepare both the annual and five yearly business plans and budgets for the business unit. As part of this, a Land Sales strategy will be agreed which is expected to be delivered on time and to budget. They will agree annual income forecasts based on the probability of individual planning consents being achieved in the respective financial years. A key part of this role will be to thoroughly assess both planning and commercial prospects of every investment opportunity identified through the business strategy.
You will be responsible for managing and establishing the necessary project teams required for the promotion of any additional new opportunities secured through the planning system. Local Planning Authorities, Land Agents, and Landowners will come to you as the main corporate point of contact to enhance and develop the corporate profile Nationwide. Annual Promotional Events will be proposed, planned and delivered to enhance the Business Unit’s profile with both current and potential future contacts. These vital contacts and relationships will need to be nurtured and maintained through regular attendance of industry events and networking.
In order to be considered for this role, Strategic Land experience within a managerial function is essential. You will have a degree level qualification (preferably land/property related) with vast experience in acquiring and identifying land for development. A thorough knowledge of the planning process and planning law within the UK will help you develop solutions to legal, planning and environmental complications. Project Management skills are essential for the success of this appointment therefore, you will need to be able to demonstrate this in addition to land acquisition and planning. This role requires you to be present in your geographical patch therefore, remote working is offered; self-motivation is key. Efficient communication is also important as you will be liaising with the company Director’s, colleagues and external teams (land owners and external consultants) on a daily basis. A high level of persuasiveness and influencing skills will prove beneficial throughout the negotiation process.

Flexibility is a must to support travel across your geographical patch so therefore a full, clean driving licence is essential. A generous car allowance and fuel card will be provided. Regular travel to and from Gloucestershire and Scotland is required to the nature of the role.
