Senior / Land Manager

A reputable company located in Northamptonshire is seeking an experienced Senior Land Manager to join their team. You will assist and work closely with the Regional Land Director and manage the Land Department effectively. The post holder will be responsible for identifying, evaluating, contributing to and assisting with all applications/negotiations to secure new residential developments across the region.

Key Responsibilities/Duties:

1. Management of the Land Department
• To manage and work effectively within the Land Department as part of the management team and to assist the Land Lead/Regional Director
• Responsible for managing the division’s Land Department to ensure best practices are adhered to throughout the process whilst also ensuring costs are controlled and revenue generation is maximised, contributing to the wider group’s operating profit and increasing added value to the Division
• Maintain current knowledge of pertinent legislation and land use regulations

2. Land Identification
• Build and maintain high profile and good working relationships with external and internal property contacts ensuring effective working relations with local authorities, agents and land owners etc, in pursuit of opportunities for the company
• Actively source and act upon new land opportunities within the region – reporting to Land Lead/Regional Director

3. Land Appraisal
• Responsibility for site appraisals and ensuring that proposals are presented in line with all policies and procedures, in a professional manner, for approval by the Housing Managing Director / Group Directors/CEO’s
• To liaise and work closely with both the Technical and Commercial Departments to ensure all required input and information has been obtained and the working relationships are maintained
• Develop and maintain a full understanding of the land appraisal system and the various internal procedures involved within the appraisal process
• Develop and maintain a good knowledge of the planning system and work closely with any planning and technical teams, as well as external consultants, ensuring you are well involved with the planning process and monitoring of site progress

4. Land Acquisition
• Assist with acquiring land opportunities within a specified geographical area and developing detailed knowledge of development opportunities
• Assist with land purchase activity and be responsible for maintaining the regions land portfolios and schedules
• Assist with negotiations and formulate offers to pursue land opportunities in order to meet the Division’s and Group’s land requirements, within annual budgets and forecasts
• Responsible for all projects from the initial identification, appraisal and approval, through to point of purchase and implementable planning consent being obtained
• Act as a conduit between Land and other internal departments to ensure opportunities are optimised and effective working relations are developed to assist in the land acquisition process

5. Staff
• Assist the Land Lead/Regional Director in sourcing new staff for the Land Department, where required and ensuring the right calibre of staff are considered for any available positions
• Be responsible for leading and motivating staff within the department, offering good communication skills and working closely with each member to ensure development and performance is well managed
• Ensure the department operates and adheres to the Company policies and procedures
• Comply with all Health & Safety policies in order to ensure a secure and safe working environment is provided within the department

External Relationships:
• Effective working relationships are an essential part of daily working life and therefore, the focus in this role is with Local Authorities, Health Authorities, other public bodies, agents, landowners, other developers and consultants, contractors.

Professional Profile:
• A land and planning based manager ideally with experience of working at a senior level in plc house builder including exposure to board Directors.
• Experience of collating regional data and preparing monthly land and planning reports for board level review
• Ideally degree qualified
• Good general IT skills
• Excellent communicator
• Able to work to strict deadlines
• Previous experience of Housing industry
