Design And Planning Executive

Qualified Architectural Technician or Technologist sought for a reputable house builder based in the West Midlands.

The person they appoint will join as Design and Planning Executive. You will be responsible for project management from concept to site completion, which will include the preparation of sketch layouts, preparation and submission of planning applications, securement of planning and building regulations approval. Preparation of tender documentation. You will ensure the timely discharge of planning conditions and planning obligations and provide relevant information and support to the Land Team, Commercial Team Production.

Key Responsibilities;

Land Appraisal
- Assist in the preparation of viability layouts (Sketch / AutoCAD).
- Assist in the preparation of planning reports / documents.
- Assist in the preparation of technical reports / documents.
- Brief internal and external designers and other specialist consultants as required.
- Attend meetings as appropriate.

Preparation and Submission of Planning Applications
- Assist in the organisation of public consultation /exhibitions.
- Agree the form and content of an application with the Local Authority.
- Co-ordinate the application documents via internal staff or external consultants.
- Produce Cad / Photoshop work.
- Negotiate with external Authorities and associated stakeholders.
- Manage external consultants (where used) to ensure planning approval is achieved within pre-defined timescales.
- Agree all planning conditions prior to approval.
- Attend at committee hearing.
- Ensure external material and landscaping design conforms to both local requirements and budgetary constraints.
- Attend meetings as appropriate.

Prior to Site Start
- Oversee where necessary the preparation of all workings drawings, along with Building Regulation submissions and approvals.
- Clearance of NHBC conditions to enable CML.
- Discharge of planning conditions/S106 responsibilities and tracking.
- Input into CDM process, assisting CDM coordinator.
- Ensure house type drawings and details are available.
- Check specialist designs i.e. precast floors, roof trusses, stairs, etc.
- Attend meetings as appropriate

Post Site Start
- Responsibility for all planning and development functions.
- Attend Housing Association, specification and any other relevant meetings as required by the company.
- Regular site visits
- Attend meetings as appropriate

General
- Liaison with sales department in procurement of accurate sales presentation drawings and brochures.
- Commercial awareness of all elements.
- Any other duties as required to ensure the department runs smoothly.

To be considered for this positon you must be qualified as an Architectural Technician or a member of CIAT. It is imperative you have a good knowledge of design and planning processes and experience producing site layouts for residential developments in private practice or working directly for a house builder / developer. You must be proficient in AutoCAD.
