JOB DESCRIPTION – Land Buyer



ROLE/ PURPOSE

As directed by the Land Director/Manager or Senior Land Buyer, the Land buyer is responsible for investigating and appraising all possible sites for development within the Region, visits and inspects sites as considered necessary and worthwhile. The Land Buyer will be required to make a minimum number of recommendations to purchase land in line with the Regional Land objectives.

RELATIONSHIPS

Relationships and dealings with most Departments within the Company in connection with the preparation of the Land Buyer’s reports. External relationships with Local Authorities, Estate Agents and Land Owners.

Good relationships are most important, particularly with Estate Agents and other property professionals and the Land Buyer will be required to negotiate, but within clear and set out parameters.

SUPERVISORY RESPONSIBILITIES

The job holder has supervisory responsibilities over Assistant Land Buyers and reports directly to the Land Director/Manager or Senior Land Buyer. The Land Buyer will be responsible for the day to day supervision of the Assistant Land Buyers in respect of site appraisals and reporting on sites.

MAIN DUTIES AND RESPONSIBILITIES

Required to work to a target in the order of 5 sites, (worthy of serious study) to be visited, inspected and reported on each month.

Responsible for processing of all relevant information required on sites which have been identified for possible purchase and for the preparation of reports on which a decision to purchase will be made.

The job holder can make decisions and is required to use judgement in connection with rejection of possible sites, but such decisions will be based on established Company policies and procedures and if in doubt, the Land Buyer will discuss and obtain the views of the Land Director/Manager or Senior Land Buyer.

Maintain records on all work carried out to include details of all market research, land values and other relevant information regarding possible use of land. Log basic details of every site that has been introduced to the Company in the Land Database, whilst updating and maintaining the Regional Plan document, so that management and Planning Issues can keep abreast of the progress of sites currently being pursued.

Carry out detailed market research and obtain necessary information to brief the Land Director/Manager or Senior Land Buyer in order to establish the type of housing units envisaged and to estimate the potential of the proposed development.

Under the supervision of the Land Director/Manager or Senior Land Buyer, prepare development briefs for Company in-house Architects on all sites selected for possible developments.

The job holder has access to highly confidential information in connection with possible offers to be made for sites. Such information could be highly detrimental to the Company if disclosed and the greatest discretion will be required at all times.

CONDITIONS OF WORK

Once your designated area has been assigned to you by your role manager, you must be prepared to drive there either in a company vehicle or a private vehicle, and research it in its entirety. It is essential that you are a competent driver as you will be spending a large proportion of your time out of the office looking at land acquisition opportunities. Ideally you will maintain a clean driving license whilst carrying out your work duties, as your license is essential to your job role. Deadlines have to be met in submission of reports and targets have to be achieved.

The job holder may occasionally be required to be away from home and hotel accommodation will be provided within the prescribed Company limits.

The position often requires work to be done outside of normal working hours and this will be expected where necessary.
